How much does it cost to paint a house in Dublin?

Accepted Answer

Most Dublin painters price per room rather than per hour. A single room typically runs €300–€800 depending on size, ceiling height and how much preparation the walls need. A full three-bed interior usually lands between €2,500 and €5,500, and a standard semi-detached exterior between €1,800 and €4,500. Anyone quoting a flat rate per square metre without seeing the property is guessing at the preparation, which is where painting jobs go over budget.

Is the quote really free, and is it binding?

The quote is free and carries no obligation. Once you accept it, the price is fixed; we don't come back mid-job asking for more. The only exception is genuinely hidden damage that couldn't be seen at survey, such as rot behind a fascia board, and we'd stop and agree any extra with you in writing before doing the work.

Do you take a deposit?

Accepted Answer

For most domestic jobs, no deposit is required; you pay on completion once you've walked the job with us and you're happy. On larger projects where we're buying significant materials up front, we may ask for a materials contribution, agreed in writing beforehand.

What paints do you use?

Accepted Answer

Premium trade products, most commonly Dulux Trade, Colourtrend, Fleetwood, Farrow & Ball and Little Greene, chosen to suit the surface rather than the price list. If you have a brand or specific colour reference in mind we'll work with it, and we'll tell you honestly if it isn't right for the surface.

How long does a typical painting job take?

Accepted Answer

A single room is usually one to two days. A three-bed interior is four to six working days including preparation and drying time. Exteriors are typically three to five days but depend on the weather; we won't apply a coating to a damp substrate just to hit a date, and we'll tell you if a job should wait for a better window.

What preparation do you actually do?

Accepted Answer

Filling cracks and nail holes, sanding back imperfections, caulking gaps between woodwork and walls, stain-blocking where needed, and priming any bare surface. On exteriors that also means cleaning down, treating organic growth, repairing render cracks and applying a stabilising primer to chalky surfaces. Preparation is the majority of the labour on a good job. If a quote looks unusually cheap, this is what has been left out.

Question 7

Do I need to move my furniture or empty the room?

Accepted Answer

No. We ask you to take down pictures and move breakables and small valuables somewhere safe. We handle the rest (moving larger furniture to the centre of the room, covering everything with dust sheets and protecting floors) and we put it all back at the end.

Will you clean up afterwards?

Accepted Answer

Every day, not just at the end. Sheets lifted, surfaces wiped and floors vacuumed before we leave each evening, so the house stays liveable while we're working in it.

Are you fully insured?

Accepted Answer

Yes. We carry €2,000,000 public liability insurance covering every member of the team on site. We're happy to email the certificate before we start, and you should ask any painter for it, not just us.

Do you offer a guarantee?

Accepted Answer

Every job comes with a 5-year written workmanship guarantee. If anything fails through our workmanship inside that period (flaking, peeling, poor adhesion), we come back and put it right at no charge.

Question 11

Can you work around my schedule?

Accepted Answer

Yes. Domestic work can be done while you're out at the office, and for commercial projects we regularly work evenings and weekends so trading isn't interrupted. Just tell us the constraint at survey stage and we'll build the programme around it.

What areas of Dublin do you cover?

Accepted Answer

All of Dublin city and county: Rathmines, Ranelagh, Rathgar and Ballsbridge on the south side; Clontarf, Drumcondra, Glasnevin and Swords on the north; Lucan, Blanchardstown, Clondalkin and Tallaght in the west; and along the coast through Blackrock, Dún Laoghaire, Dalkey, Howth and Malahide. We also take work in north Wicklow, Kildare and Meath.

How quickly can you start?

Interior work can usually start within one to two weeks. Exteriors depend on the season and the forecast. If you have a fixed deadline (a house sale, a tenancy start, an event), tell us at the enquiry stage and we'll be straight with you about whether we can hit it.

Question 14

Do you paint rented properties and apartment blocks?

Accepted Answer

Regularly. Tenancy turnarounds are a large part of what we do, and we work with property management companies on communal halls, stairwells and corridors, including out-of-hours scheduling so residents aren't blocked from their own doors.
